A rough estimate for a 1,600-square-foot home ($89,000 base price) with modular garage ($20,000) plus permits, utility connections, site prep, foundation, engineering and survey work is $167,500 total cost. Don’t underestimate the cost of customization. In our home, we ended up spending an additional 1/3 of the base price to get the design exactly how we wanted it.

Make sure you get a reputable contractor so the house is set right. Designed the house, upgraded infrastructure, and paid the deposit. Simplex's only reply is that they will give me my money back. This should be the easy part of the process. I have some stress cracks on the ceiling and walls of the second floor hallway along the joints where the two halves of the second floor meet. I think that is not uncommon in a house after it settles after a year.
On top of that, their follow-up service throughout the first year was impeccable and their attention to all the little things that needed finishing touches was prompt and professional.
